what is an accredited investor?

 

An accredited investor is an individual who meets specific requirements regarding net worth and income according to SEC regulations. These regulations ensure proper protection for all investors.


Investor accreditation requirements will depend solely upon our offering. Moreover, you are not required to be an accredited investor to invest in our offerings.

To be an accredited investor, you must satisfy at least one of the following:

1. Earned annual income exceeded $200,000 (or $300,000+ together with a spouse or spouse equivalent) in each of the past two years, and you have the expectation of reaching the same income level this year.
2. Has a net worth (or joint net worth with your spouse) that exceeds $1,000,000, excluding the value of your primary residence.

what is a sophisticated investor?

 

A sophisticated investor is a high-net-worth investor who is considered to have a depth of knowledge and experience that makes them eligible for certain investment opportunities.

what is capitalization rate (cap rate)?

 

Indicates the rate of return on a real estate investment property that is expected to be generated from a real estate investment property. Capitalization rate is used to estimate the investor’s potential return on his or her investment. This is done by dividing the net operating income (after fixed costs and variable costs) by the total property asset value.

When acquiring income property, the higher the capitalization rate (“Cap Rate”), the better.

When selling income property, the lower the Cap Rate the better.

A higher cap rate implies a lower price, a lower cap rate implies a higher price.
